Reminder of Community Meeting on May 20th

As previously announced, we will be holding our third semi-annual community HOA meeting on Thursday, May 20, 2010 at the Cranberry Farms Clubhouse (2451 West 2400 North) beginning at 7:00 p.m. We encourage all homeowners to come and participate in the meeting. The following is a brief outline of the planned agenda:

• Report on 2010 YTD budget (incomes and expenses)
  
• Open forum to discuss the revised renter amendment (no voting to take place)
• Meet our property manager Kim Patterson of Park Brown Real Estate
  
• General Q&A session

Parker Brown Real Estate

Effective today, we have retained the services of Parker Brown Real Estate in helping to manage our HOA. We are happy to report that we have negotiated a contract with Parker Brown Real Estate (PBRE) that provides the HOA with several needed services at a cost that fits within our existing budget. These services include:

• Disbursement of funds
• Management of our books
• Tax filings
• Legal services
  
• Vendor bids (e.g. insurance, landscaping)
• Property management (as needed)
• Collection of annual HOA dues
• Enforcement of CC&Rs and bylaws

We feel through using PBRE’s services that several benefits will be realized by our HOA, including:

• Better payment options of annual dues
• Separation of duties regarding HOA funds
• Greater fiscal transparency
• Improved legal counsel regarding the HOA’s interests
• Consistent, non-partial handling of CC&R violations
• Lower costs from third-party service providers

We currently have a contract with an HOA attorney to provide legal services. Because we now receive these same legal services under our new contract with PBRE, we will not need to renew the contract with our HOA attorney when it expires at the end of the year. The savings realized through the non-renewal of our contract with our HOA attorney will fully cover the estimated costs of renewing our contract with PBRE next year. As such, we do not anticipate a need to increase dues next year should we determine to renew our contract with PBRE in 2011.

Please note that annual HOA dues for 2010 (which were due March 1st) remain the same amount ($60) and continue to follow the same late fee schedule set up in our CC&Rs. As of today, any current credits or debits to your account have been transferred to PBRE. So if you’ve already paid your 2010 dues, you don’t need to do anything. If you have not yet paid your 2010 HOA dues, payments should be made to PBRE by check, online, or an automatic recurring payment.

Online payments, which have a service fee of $1.95, can be made through PBRE’s website. New users should follow the directions below:

1. Go to www.parkerbrownmanagement.com
2. Click on the “Pay HOA Dues” link
3. Click on the “Enroll Now” link
4. Choose Pointe Meadows as the property for which you are going to make a payment
5. Fill out the secure web fields in order to create a user profile
6. Click the “Payments” tab in order to make a one-time or recurring payment
