Winter Reminders

A few reminders to all homeowners in regards to the snowy season:

The snow and ice can pose a great safety hazard to the children and their parents who are walking to and from the bus stops for school. To avoid any injuries as much as can possibly be avoided, please be sure to shovel your sidewalks. 

Please try to completely avoid parking your vehicles on the street and remember to leave your trash containers on the curb as briefly as possible. Both vehicles and trash containers are a huge impediment to the plow drivers, particularly in the cul-de-sacs. Due to the length of the plow blade and the difficulty of turning the plows, it is extremely difficult for the plow driver to maneuver between parked cars and trash containers. For this reason, the plow drivers will often skip past streets or cul-de-sacs that have parked cars and/or trash containers on them.

Furthermore, it is against Lehi city law to park vehicles in the street during snowfall or anytime thereafter, prior to when the plows come through. The city would rather not tow violators’ vehicles, but they do have the right to do so and will execute that right. The city can and will come through the neighborhood and place warnings on cars which have obviously been parked on the street without being moved for several days (i.e. cars still covered in snow). The warnings give the vehicle owners 72 hours to move the vehicle or it will be towed.

Because the streets in our neighborhood are city-owned, not HOA-owned, the HOA itself is not empowered to enforce parking. However, if you see cars parked on the streets that are causing a nuisance or in violation of any city ordinances, you can contact the Lehi Street Department at 801-836-1070 (836-1072 after-hours) or, if necessary, the Lehi City police at 801-768-7110.

Recap of October 7th Community Meeting

Homeowners from the Pointe Meadows neighborhood met on Thursday, October 7, 2010 for our fourth semi-annual community HOA meeting. There were approximately 30 people in attendance.

The 2010 YTD budget update was presented during the meeting.

Annual dues will remain at $60 for next year. 

An election was held in which the homeowners elected Sarah Norton, Wes Ward, Crystal Ellis and Tom Bench to fill a vacancies on the HOA board. Crystal will fill the remainder of the term which was vacated by Mindy McKnight and terminates in September 2011.

City Councilman Mark Johnson also attended the meeting and presented updates on projects which impact our neighborhood, including:
  • 2300 West 
  • 2100 North
  • New grocery store near our neighborhood
  • New businesses coming to Lehi - Adobe, high end outlets
  • Library extension - hope to re-open after 2100 N is completed

Road Resurfacing on September 24th











In order to extend the life of the existing pavement, Lehi City will be applying slurry seal to 2150 West and both cul-de-sacs at the northwest end of Pointe Meadow Drive. Slurry seal is a thin asphalt overlay and sealant coating that will fill in small cracks and surface imperfections and give the roadway a uniform color and texture. There will be no loose stones or dust to contend with, however, a sandy grit residue remains on the finished surface. This should dissipate after a short time.


The trucks will be out September 24th for initial application. Any cars found parked on the street will be towed at the owner's expense. We advise all homeowners in the affected areas to be aware of the project and take appropriate precautions.

Fourth Semi-Annual HOA Community Meeting

We will be holding our fourth semi-annual community HOA meeting on Thursday, October 7, 2010 at the Lehi Legacy Center (123 North Center Street) beginning at 7:00 p.m. We encourage all homeowners to come and participate in the meeting. The following is a brief outline of the planned agenda:
  • Report on 2010 YTD budget (incomes and expenses)
  • Reassessment of HOA dues for 2011
  • Elections to fill three board member positions (send nominations to pmchoa@gmail.com)
  • General Q&A session

Since we will be holding elections during the meeting, it is important that all who are able to attend do so. If you will be unable to attend, you may opt to fill out a proxy voter form authorizing a person of your choosing to cast a vote in your place for three board members to be elected during the meeting.

Sprinkler Boxes

Our landscaper came out yesterday to investigate several dry patches on the HOA-maintained parkstrip running along the east side of Pointe Meadows Drive. When he checked the sprinkler boxes, he found that three of them had been turned off.

We ask all homeowners to please realize that the sprinkler boxes located on the park strip should not be tampered with. Doing so not only puts at risk the health of the neighborhood's grass and trees along Pointe Meadows Drive, but if left unchecked could also result in expensive replacement costs that would negatively impact the HOA's budget and potentially increase HOA dues.

If a homeowner is experiencing a problem with the sprinklers along the park strip, they should contact a member of the HOA board by sending an email to pmchoa@gmail.com. Thank you for your attention to this matter.

Mosquitoes and Watering

Throughout Salt Lake and Utah counties, we've been hearing reports of flooding caused by groundwater. This is due in part to the large amounts of snow in the mountains which has only recently begun to melt off due to a cold spring and start of summer. In addition, precipitation levels have been high for May and June, and weather has been overcast, providing for little evaporation. Add to this the fact that we already live in a neighborhood that has a high water table and you'll soon begin to realize that many in the community could be at risk.

As such, we are asking that all homeowners be conscientious about the amount of water being applied to your yards. Many homeowners are still running sprinklers once (even twice) a day despite all the recent rain and cold weather. We've recently had very minor flooding in the park strip of the southeast corner of the Pointe Meadows Drive cul-de-sac. After having our landscaper confirm that it was not due to a pressurized irrigation leak, we had the city water department investigate. Their diagnosis was that it was groundwater swelling up—a problem they have been seeing throughout Lehi this summer.

Another problem being experienced throughout the neighborhood due to high precipitation combined with over-watering is mosquito infestation. Mosquitoes reproduce by laying eggs on standing water. Having overly damp lawns provides the perfect breeding ground for mosquitoes. According to the city water department, most people in our neighborhood could be getting away with watering as little as a 2-3 times a week given recent weather patterns.

If you are having problems with mosquitoes in your area, you can call the Mosquito Abatement Hotline at 801-851-7637. They will ask you to leave your name, phone number, and address, so that they can come out and analyze and spray if they find a severe enough problem. Also, the more people that call from our neighborhood, the more likely they'll address the issue more quickly.

In the meantime, we can all do our part to help mitigate flooding risks and mosquitoes in our neighborhood by reducing lawn watering to a more responsible amount. Thank you for your consideration in this matter.

Parker Brown Real Estate


Effective today, we have retained the services of Parker Brown Real Estate in helping to manage our HOA. We are happy to report that we have negotiated a contract with Parker Brown Real Estate (PBRE) that provides the HOA with several needed services at a cost that fits within our existing budget. These services include:
  • Disbursement of funds
  • Management of our books
  • Tax filings
  • Legal services
  • Vendor bids (e.g. insurance, landscaping)
  • Property management (as needed)
  • Collection of annual HOA dues
  • Enforcement of CC&Rs and bylaws
We feel through using PBRE’s services that several benefits will be realized by our HOA, including:
  • Better payment options of annual dues
  • Separation of duties regarding HOA funds
  • Greater fiscal transparency
  • Improved legal counsel regarding the HOA’s interests
  • Consistent, non-partial handling of CC&R violations
  • Lower costs from third-party service providers
We currently have a contract with an HOA attorney to provide legal services. Because we now receive these same legal services under our new contract with PBRE, we will not need to renew the contract with our HOA attorney when it expires at the end of the year. The savings realized through the non-renewal of our contract with our HOA attorney will fully cover the estimated costs of renewing our contract with PBRE next year. As such, we do not anticipate a need to increase dues next year should we determine to renew our contract with PBRE in 2011.

Please note that annual HOA dues for 2010 (which were due March 1st) remain the same amount ($60) and continue to follow the same late fee schedule set up in our CC&Rs. As of today, any current credits or debits to your account have been transferred to PBRE. So if you’ve already paid your 2010 dues, you don’t need to do anything. If you have not yet paid your 2010 HOA dues, payments should be made to PBRE by check, online, or an automatic recurring payment.

Online payments, which have a service fee of $1.95, can be made through PBRE’s website. New users should follow the directions below:

  4. Choose Pointe Meadows as the property for which you are going to make a payment
  5. Fill out the secure web fields in order to create a user profile
  6. Click the “Payments” tab in order to make a one-time or recurring payment

Reminder: 2010 HOA Dues Are Due Today

HOA dues for 2010 are $60 (same as last year) and due today, March 1st. However, we have added a two-week grace period during which dues can be paid without being charged a late fee. Homeowners whose dues have not been received by March 15th will be assessed a $10 late fee.

As a reminder, dues can be paid online by clicking the "Pay Now" link located in the sidebar on the right-hand side of this blog (a $3 fee applies). Alternatively, you can avoid PayPal’s transaction fee by either mailing or hand-delivering a check to an HOA board member. We cannot accept cash payments.

FrontRunner Community Meeting

2100 North Project Update: 1/29/10

The following are planned activities for the coming week. Please note that due to weather, project conflicts, or equipment/supply issues, schedules are subject to change.


Due to re-prioritized construction phasing and in coordination with other area projects, the date of planned closures have changed. This will leave the roads open to traffic for several additional weeks. Construction crews are now on site and preparing several areas within the project for work. As part of these efforts, the planned closure of 2100 North at the railroad tracks has been scheduled for Monday, Feb. 15. Please see additional details below.


  • Crews plan to fully close 2100 North between 2300 West and Pointe Meadows Drive beginning Monday, Feb. 15. This closure will continue through Fall of 2011. During this closure, motorists should use 1500 North as an alternate route (see attached map for details).
  • In order to begin widening the future mainline roadway, 1200 West will be closed near the LDS Church to where it intersects with Thanksgiving Point Way (see attached map). This closure was delayed to accommodate improvements to the detour road. Those improvements - including widening and additional pavement - will be complete early next week and the detour will be put in on February 15.
  • Also on, February 15, the Park & Ride parking will be restricted approximately 50 feet on the west side of Thanksgiving Point Way. This restriction will accommodate road widening in the area and will remain in place through project completion.
  • A storm drain line is being installed along the edge of the future roadway. In order to reduce impact to the public, this line will be installed through the intersection of 2300 West during the school holiday on February 5 and into that weekend.
  • In the interest of safety, the Jordan River Trail has been closed just north and south of the project. Access along the trail to the north and south will remain open, but there will be no connecting access through the project during construction.
  • Site clearing and other earthwork will take place along the entire length of the project for the next several months. Clearing work this week has begun on the west side of the project near Redwood Road.

Lehi 2300 West Environmental Assessment

Lehi City and UDOT are currently conducting an environmental assessment for 2300 West. The study will examine environmental, cultural, and other potential impacts for the proposed 2300 West Corridor in order to recommend a preferred transportation solution. The environmental study will begin at the intersection of 1900 South and 2300 West in Lehi and continue to the north along the existing 2300 West alignment to Ashton Boulevard at Thanksgiving Point. At this point the corridor study location will shift in a northeast direction, crossing under I-15, and terminate at the intersection of SR-92 and Triumph Boulevard. The total length of the study area is approximately 5 miles.

The assessment is expected to be completed by September 2010, though February 3 is the deadline for public comments.

2100 North Project Update: 1/14/10

We received the following correspondence today from UDOT regarding the Mountain View Corridor project:

UDOT is committed to keeping you informed of details and impacts relating to the construction project just getting underway in Lehi between Redwood Road and I-15.

UDOT has employed a project-dedicated public involvement team for this project. We have already communicated with many of you in one form or another. As part of our ongoing effort to keep local residents, businesses, commuters, agencies and other interested parties informed during the project, we will release regular updates by email with project details, updates and impacts. If you know of others who may be interested in receiving email updates, please invite them to send an update request to 2100north@utah.gov or visit www.udot.utah.gov/mountainviewutcounty and simply fill out the webform. Along with the public involvement team, the project Web site is also a great way to learn more about the MVC, 2100 North project. The site will have construction updates, detailed maps and other helpful information.

The following is the first update for construction activities just getting underway. The MVC, 2100 North project team looks forward to working with the public to make this a successful project that will ultimately deliver a much needed improvement for the public in this area.

Project Update: 1/14/10

  • In order to begin widening the future mainline roadway, 1200 W. will be closed near the LDS Church to where it intersects with Thanksgiving Point Way. This closure will begin on Tuesday and will be ongoing for about a year while the new road is constructed. Traffic will remain open and motorists should use 2100 North. See attached map for details.
  • At the Park & Ride, parking will be restricted approximately 50 feet on either side of Thanksgiving Point Way. This restriction will accommodate road widening in the area.

FrontRunner Construction Update

We recently asked UTA for an update on the bridges being constructed at 2100 North and 2300 West as part of the FrontRunner South project. Here is their response:
The work at the 2100 North bridge is going well and we don’t anticipate needing to close the road until February, a change from the originally anticipated closure date of mid-December. We will be coming out to your neighborhood, and others, to provide notice with a more definitive date on the road closure when we have the exact date pinned down. And construction is anticipated to begin on the 2300 West bridge in mid- to late-January.
